It's learned a ton about how houses are priced, bought, and sold. A Starbucks is a great indicator of a neighborhood that is undergoing gentrification, which means rising housing prices. Zillow looked at a decade's worth of data on home prices versus Starbucks locations, and found an amazingly tight correlation.
To check the data, it looked at houses near Dunkin Donuts, and found that Starbucks really is different. Another tactic is to look at neighborhoods that have recently been gentrified, with lots of restaurants, cafes, and parks. Then, don't buy a house there — those houses have already appreciated, and may be out of your price range anyway. Instead, buy a house in the next neighborhood over.

Zillow's analysis of four million homes listed on the service shows there's a peak in newly listed homes in late February and early March, a peak in agent contacts in May and July, and a peak in sold homes in June.
So why list in late March? Because it's after the peak of listed homes, so they don't get lost in a mass of other listings. It doesn't make sense, but Zillow has found that certain numbers in a listing price or address can affect the price and sale time of a house. Unfortunately, the superstitions may not be what you think they are.
